End of Tenancy Cleaning Terms & Conditions

  1. Scope of Service

    All End of Tenancy (EOT) services are provided to prepare an empty property for handover to a landlord or letting agent. Services are cosmetic in nature and do not constitute restoration, renovation, repairs, or full redecoration.

  2. Pricing & Property Size

    • All prices are based on a standard property of up to 3 bedrooms and 2 bathrooms, in average condition and empty at the time of service.
    • Prices are guide prices and may be adjusted following inspection, review of photographs, or assessment on arrival.
    • Additional bedrooms or bathrooms are charged at £25 per room.
    • Heavily soiled properties, properties requiring additional time, or properties outside the standard size may incur additional charges, which will be discussed where possible before work proceeds.
  3. End of Tenancy Deep Clean

    The End of Tenancy Deep Clean includes thorough cleaning of:

    • Kitchens (excluding inside of oven unless booked)
    • Bathrooms
    • Internal windows
    • Skirting boards, doors, and door frames
    • Cupboards and drawers (empty only)
    • Hard floors

    The Deep Clean does not include:

    • Oven cleaning (unless booked)
    • Carpet cleaning (unless booked)
    • Exterior windows
    • Wall washing beyond light surface marks
  4. Oven Cleaning

    • Oven cleaning includes a professional internal clean of one standard domestic oven.
    • Additional ovens or heavily soiled ovens (including range ovens or AGAs) may incur additional charges.
  5. Carpet Cleaning

    • Carpet cleaning is carried out using hot water extraction or an equivalent professional method.
    • While every effort is made to remove stains, complete stain removal cannot be guaranteed.
    • Drying times vary depending on ventilation, carpet type, and property conditions.
  6. Painting Service (Premium Package Only)

    Painting services are offered as a cosmetic refresh only and do not constitute a full redecoration.

    Included:

    • Walls only
    • Magnolia or Brilliant White
    • One coat unless otherwise agreed
    • Empty rooms only

    Not included (chargeable extras):

    • Filling holes or cracks
    • Sanding or surface preparation
    • Stain blocking (e.g. nicotine, damp, water marks)
    • Colour changes
    • Ceilings, doors, skirting boards, woodwork, radiators, or fixtures

    Any additional preparation or finishes required will be quoted separately and must be approved before work proceeds.

  7. Property Condition & Access

    • The property must be completely empty at the time of the service unless agreed otherwise in writing.
    • Electricity, lighting, and hot water must be available throughout the service.
    • We are not responsible for areas that cannot be cleaned or painted due to lack of access, remaining items, or unavailable utilities.
  8. Guarantees & Re-cleans

    • A 48-hour re-clean guarantee is offered for End of Tenancy cleans only.
    • Any issues must be reported in writing within 48 hours of completion.
    • The guarantee is valid provided:
    • The property has not been re-occupied
    • No additional work has been carried out by third parties
    • The issue relates directly to the standard of cleaning provided

    This guarantee does not apply to fair wear and tear, pre-existing damage, or issues outside the scope of the booked service.

  9. Damage & Breakages

    • Any damage or breakages must be reported within 48 hours of service completion.
    • Liability is limited to the cost of repair or replacement of the damaged item.
  10. Cancellations & Rescheduling

    • Cancellations or rescheduling requests must be made with at least 48 hours’ notice prior to the scheduled start time.
    • One reschedule per booking is permitted without charge, provided the required notice is given.
    • Any further rescheduling requests may incur additional charges and are subject to availability.
    • Where less than 48 hours’ notice is given, the deposit remains non-refundable, and additional charges may apply to cover allocated labour and materials.
    • In the event of cancellation after a booking has been confirmed, the deposit will remain non-refundable.
  11. Payment Terms & Deposits

    • A non-refundable deposit of 25% is required to secure all End of Tenancy bookings.
    • The remaining balance is due on or before completion of the service unless otherwise agreed in writing.
    • Bookings are not confirmed until the deposit has been received.
    • For bookings involving painting or multi-day services, an increased deposit may be required to cover materials and extended labour allocation.
  12. Acceptance of Terms

    By booking our services, you confirm that you have read, understood, and accepted these Term
